If we're looking ahead over the next 5-10 years, Berks, Bucks, Chester, and Montgomery Counties are all being shaped by one dominant trend: Baby Boomers still own a disproportionate share of housing, while Millennials are entering their peak homebuying years and Gen Z is just beginning to purchase homes. That imbalance will gradually create opportunities, but the pace will differ significantly by county.

 The good news is that the housing market is constantly evolving. By understanding who currently owns most of the homes, how inventory is expected to change over the next decade, and where affordability still exists, buyers can make informed decisions that position them for long-term success.

If you're considering buying a home in Berks, Bucks, Chester, or Montgomery County, here's what you should know about the future of homeownership in Southeastern Pennsylvania.

Baby Boomers Still Control Much of the Housing Market

One of the biggest factors influencing today's market is the generation that owns the majority of existing homes.

Although Baby Boomers represent roughly 20% of the population, they own approximately 40% of owner-occupied homes nationwide.

For years, experts predicted a "Silver Tsunami," expecting millions of Baby Boomers to sell their homes as they entered retirement. Instead, many have chosen to age in place. Low mortgage rates, rising home values, home renovations, and the desire to remain close to family have encouraged many homeowners to stay where they are.

Rather than a sudden flood of homes entering the market, we're seeing a gradual increase in inventory. This trend is expected to continue throughout the next decade, meaning buyers shouldn't expect dramatic price drops simply because Baby Boomers are getting older.

Gen X Are Currently in Their Prime Earning Years

This group has moved past their first home, and are upgrading, relocating, buying vacation homes and investing.  This generation remains very active in the real estate market.

Millennials Are Driving Today's Housing Market

Millennials are quickly becoming its largest group of new buyers.

Many Millennials delayed purchasing homes because of student loan debt, rising rents, economic uncertainty following the Great Recession and COVID, and more recently, higher mortgage interest rates. Today, however, many are entering their prime earning years and starting families, making homeownership a priority.

Nationally, more than half of Millennials now own homes, and that number continues to grow each year.

This increased demand is one reason homes that are priced appropriately continue to sell quickly throughout Southeastern Pennsylvania.

Gen Z Is Entering the Market Earlier Than Many Expected

While younger Gen Z are still in college or beginning their careers, older Gen Z buyers are already purchasing homes.

Many are taking a practical approach by purchasing townhomes, condominiums, or smaller single-family homes instead of waiting for their forever home. Some are receiving financial assistance from family members, while others are relocating to more affordable communities where their buying power stretches further.

As Gen Z continues entering the workforce, their demand will place additional pressure on affordable housing throughout the region.

 What Does This Mean for Local Buyers?

Although more homes will gradually become available over time, Southeastern Pennsylvania remains an attractive place to live because of its excellent schools, access to major employment centers, vibrant communities, and proximity to Philadelphia, New York City, and New Jersey.

The result is a market where inventory may improve modestly, but well-priced homes in desirable communities are still expected to remain competitive.

That makes understanding local markets more important than ever.

This is probably the question I'm asked most often.

If mortgage rates decline in the coming years, it's likely that more buyers will re-enter the market, creating additional competition for available homes.

Rather than trying to perfectly time the market, many buyers benefit from purchasing when they're financially ready. Building equity over time often proves more valuable than waiting for conditions that may never fully materialize.
